Case study one – Pre Sale valuation in Doncaster
We were approached by a client who had a large double storey residential dwelling in Doncaster that they were in the process of selling by auction. Our clients property had been recently listed for sale, and they were worried about feedback from the agent since they had signed the paperwork, and the property placed on the market .
The selling agent’s initial estimate for the sale of the property was $1.2m to $1.3m, but two weeks into the selling campaign they began advising the seller that feedback from buyers had not been as positive as they had expected, and that the expected sale price should be revised downwards to $1.1m.
Our client was obviously unhappy with the situation, and unsure whether the real estate agent was being honest, or misleading them. It is unfortunately a common scenario we encounter when conducting pre sale property valuations.
We conducted an inspection of the property, and provided our client with the valuation report two days before the auction. Our report and advice was provided to the client without the real estate agent becoming aware it.
Our client had a pre auction meeting where our valuation report was produced, which we can only guess surprised the agent. We advised our client that the property was worth $1.25m, and they agreed, deciding to stick to that figure no matter what the real estate agent advised.
The property went to auction, and was sold on the day for $1.25m. Needless to say our client was happy with the end result, but disappointed with the action of the real estate agent during the auction campaign.
