Our Services

Option 1: We find, We Negotiate, You Buy

Our full property consulting service includes:  

- An initial briefing meeting to clearly establish your buying criteria
- Extensive property searches in your selected areas. We also use our extensive contacts gained   through our valuation practice to unearth ‘hidden/quiet’ listings from selling   agents, property   owners & developers before they go to market
- Inspections and short listing of all suitable properties
- Market research & analysis to determine a fair market price
- Property reports (email or hardcopy) including descriptions, digital photos & floor plans
- Negotiating the purchase of a property
- Bidding at auction on your behalf, if necessary
- Coordinating a smooth settlement
- Liaising with real estate agents, conveyancers, building & pest inspectors, and other   service   providers to ensure a successful purchase.

Firstly We Find

After clearly establishing your property requirements and buying criteria, we quickly set about undertaking the most time-consuming task of the process, searching for the right property.

In addition to inspecting properties advertised for sale, our inside market knowledge also enables us to exclusively access real estate that is yet to be openly marketed.

By eliminating unsuitable properties, saving you both time and disappointment, we can then focus on a shortlist of those that meet your buying criteria.

Details of these properties recommended for your personal inspection are contained in our regular client reports, along with our comments and advice on each.

Then Research

Once this shortlist has been narrowed down to your preferred property, we will then conduct an analysis of recent local sales and other relevant information to ensure you will be making a sound purchase.

In addition, we can organise building, pest and strata inspections, which are often useful in price negotiations, as well as liaise with solicitors, builders, architects, planners, and conveyancers.

Finally We Negotiate

Buying property is the single biggest purchase most people will ever make, usually just a few times. So you can eliminate the unfamiliarity, stress, and emotional pressure of negotiations, by relying us to achieve the best possible result for you.

Once you have decided upon a suitable property, we will open price negotiations directly with the seller or real estate agent on your behalf. If the property is to be auctioned, we can bid at, or after the auction on behalf of the buyer.

By knowing what to look for, what to ask, and what it is worth, we have used this expertise to negotiate a more advantageous position for our buyers, as well as prevent costly mistakes being made.

Fee: 2.2% (inc. GST) of the purchase price

Option 2: You Find, We Negotiate, You Buy

If you have already found a property but would like an expert to manage the negotiation phase, we can:

- Inspect the property
- Determine the current fair market value of the property
- Liaise with solicitors, building and pest inspectors prior to an offer being made
- Negotiate the purchase of the property directly with the real estate agent or owner
- Bid at auction on your behalf if required
- Coordinate a smooth settlement
- Liaise with real estate agents, conveyancers, building & pest inspectors, and other   service providers   to ensure a successful purchase
