Overview of Insight Properties Buyer Advocacy Service

Here is a simple outline of our process:

  • We meet to discuss your needs, our services, and agree on any terms.
  • We search for the right property after clearly establishing your requirements and buying criteria.
  • We short-list the properties that fit your criteria. You review the comprehensive details we provide. We will inspect any properties that interest you.
  • We present written reports detailing the most suitable properties. The registered property valuer who has been working with you will report the market value, benefits and    negative features of each property.
  • You choose a property that meets your needs. You use our research and expert advice to make a well-informed decision.
  • We negotiate directly with the seller or real estate agent on your behalf. If the property is to be auctioned, we can bid at, or after the auction on your behalf.
  • We will continue this process until the right property is secured.
  • Related services, such as building and pest inspections, lawyers, mortgage brokers, tax consultants and insurance can be arranged if required.
  • Post purchase services: we will maintain contact with you after the contract of sale is signed until final settlement to ensure the purchase of the property is hassle free.

We are not a large scale practice that deals in high numbers of clients. Instead, we prefer to deal one on one with clients, with the highest level of diligence and skill expected of an experienced property valuer.

When choosing a buyer advocate please take the time to check who will actually be working with you, not just who you see at an initial meeting. Ask exactly what formal qualifications and experience they have in real estate.

You may be surprised to find that many people in the industry have little or no formal training, limited real estate experience, and almost none have the highest real estate qualification in Australia – a Certified Practising Valuer certification.

Fees:

An initial engagement fee of $660, and an agreed percentage of the purchase price, or an agreed fixed fee.

The engagement fee is deducted from any additonal fees due from the successful purchase of a property.

Fees are based on the property type and value, and areas to be searched.
